I am just like you when it comes to wondering how madara could have survived for so many years. In my previous post on "Kabuto's trump card" I hazarded some reasoning based on my understanding uptill taht point. But when I think about it again I can't help but feel there's a possibility for an alternative story also.
I felt that the reason for Madara's immortality could be Izanagi.I think Madara is using Izanagi in order to survive. We know that Izaagi is a technique which was used by Danzo for the first time in Manga in the fight against Sasuke. In that fight it lasts for 60 seconds and madara could not
use that forever.But if you people remember Madara's fight with konan, Madara uses Izanagi inorder to survive from konan's attack.
He tells to konan that Rikudo senin [six path sage] had created bijjus from jubi using the yin chakra to create form from nothing and yang chakra to create physical form. Izanagi : the power to bring imagination to life. The world thinks Uchiha Madara lost to Senju Hasirama .. But what is the reality? He who sees the future is
the victor .. The true battle is yet to come.. Our previous battle is just so that i can get his power I am uchiha madara with the power of senju hasirama I am the only one who can be the second sage of six paths. There are soem who have revealed an incomplete Izanagi unable to fully control hasirama's power. I am the
one who gave Nagato his rinnegan.
So I think that Madara could be using a perfect Izanagi in order to avoid death. My theory would be that " Madara knew that with ultimate sharingan technique [who inherited sage's chakra and spiritual energy] and Senju power [who inherited sage's will power and physical energy] he could be the next six path sage. He fought with Hasirama and by getting his powers he turned into a six path sage. He might have also have given Nagato the Rinnegan using this technique so that he could use this rinnegan after it is fully developed. He has created a his current tobi form usign Izanagi. He imagined it and had put life into it. Since he has a good control over Hasirama's chakra he is able to cast a perfect Izanagi. But he it is not completely eternal he could be killed as he said it himself in Konan's fight.
Itachi also tells sasuke that "Madara is a mere shell of his past". This is what Itachi meant by saying that the current Madara is not be the real Madara but an imagination of real Madara.

In the first page while he's talking to Konan see that he has his left part of face like black half of Zetsu and during kage summit when his hand is cut some white liquid is shown which resembles white half of Zetsu.I think Zetsu is using Obito's(or some other uchiha) body.
